does anybody think it would be a good idea to start an indoor RV/Boat storage facility.

QUESTION:

With all the empty and for lease wharehouse space in my city, does anybody think it would be a good idea to start an indoor RV/Boat storage facility. A lot of housing developments now have covenants that says you cannot park your boat or RV in your driveway and I came up with this idea. This would either be a heated facility or have hook ups for your own use. I am thinking in the price range of $50-75 per month depending on size of vehicle. We would also offer a self service work area for the do it yourself fixer,
(winterizing etc).

ANSWER:

-I pay $30,00/mo for outside/fenced/paved. secure space...have done this for 5 winters and am satisfied with this arrangement. Your idea soinds viable in the right area...but I would NOT be willing to pay double to be indoors.
-Here in the Kansas City area they have underground storage
(converted limestone mining caves, everything from warehouses to paint-ball arenas are in the caves.) I checked last year, and they charged $90/month. All spots were accessible at any time, come and go as needed. (Gated security at the entrance, rather hard to get in from the any other way ;-) No problem with large rigs, they even have 18-wheelers stored there. Tempreature is about 60 degrees year-round. I wondered about humidity/mildew, but they claim to have air circulation systems to handle that. I couldn't find any other indoor storage large enough for a 40' rig for less than $200/month. So your price is certainly low enough!
